Boutom Building Ltd, trading as Joe Dunne Construction, is a family-run business which has established itself as one of Dublin’s highest quality builders.

Based in Greenhills Industrial Estate, Walkinstown, the company was founded in 1989 and is run by father-and-son Joe and Warren Dunne. It employs up to 10 directly, including three site managers. Having earned an outstanding reputation over the years for developing high-end new-build homes and commercial units, whilst also specialising in extensions and refurbishments, Joe Dunne Construction now works closely with its sister company, EWR Development Group, which purchases sites for development in the Dublin area.

“The two businesses complement each other,” Warren Dunne explains.

“Joe Dunne Construction carries out all the building work for EWR Development Group, which was set up in 2013. We’re both building contractors and property developers. We have a wealth of experience and knowledge in the building trade.”

From day one, Joe Dunne has spearheaded the growth of the company with the emphasis being on a quality product at an affordable price. Along with his son Warren, who received an honours degree in Construction Technology & Management from DIT and joined the company in 2007, Joe has put together a small but dedicated team to cater for all your building needs.

“We employ between six and 10 staff directly, including three experienced and knowledgeable foremen. We sub-contract the roofing, M&E, plastering and paving to the same tried and trusted tradesmen. By employing highly-skilled people, working closely with our design teams, and using only the very best building products, we’re able to deliver the highest quality construction to our clients,” Warren continues.

EWR Development Group has brought new and exciting opportunities for the Dunnes. Since turning the first site they purchased at Chapel Hill on Knockmaroon Hill, Chapelizod into a block of apartments, they have seen their development company go from strength to strength.

In 2016, they bought a listed Victorian building in Eden Park, Glasthule, Co. Dublin and sold it a year for €1.5 million after revamping it to a very high standard from top to bottom. EWR Development Group have applied for planning permission to develop 34 apartments on a site to the rear of 65-66a Clanbrassil Street, Dublin and have recently completed an exclusive gated scheme of four semi-detached homes in Fortwilliam, Blackrock, which was developed on the site of the demolished Fortwilliam Cottage.

EWR purchased the 0.3-acre rectangle site with full planning permission for four homes with a mid-century influence that were designed by Todd Architects. Prices for the properties, which each have their own unique layout and style, start at €1.15 million. The homes range in size from 2,304 sq ft to 2,573 sq ft and are laid out over different heights: No 1 and No 2 Fortwilliam are set over two stories, while No 3 and No 4 extend over three floors. No 1 Fortwilliam has an enclosed terrace garden on its first floor, while its neighbour has a courtyard garden to its ground floor. There are rear gardens to No 3 and No 4 Fortwilliam.

The facades of the homes are finished in a combination of zinc, render and stone. The large windows and doors from Rationel are triple-glazed and have timber alu-clad frames, and there is a hardwood front door with a glazed panel to the side. At the front, there is parking for two cars on a paved driveway. Inside, the Strada kitchen with a matt finish in a grey-blue colour and Carrera marble worktops, all supplied by Maplewood Interiors, are included. The kitchen also comes with soft-close doors and drawers, LED strip lighting and integrated appliances. Maplewood Interiors also supplied the bedroom wardrobes, while the bathrooms and ensuites are fitted with Duravit sanitaryware.

“We’re very busy at the moment and are getting lots of enquiries on both the contracting and development side of things,” says Warren, who concludes by thanking his customers and suppliers for their continued support.
