Castleland Park: Balbriggan’s jewel in the crown

20 Aug , 2019

Situated in an idyllic coastal setting, Balbriggan has become the preferred destination for professionals and families.

Created by J. Wade Developments, Castleland Park is a vision that offers an exciting choice of homes to suit a variety of lifestyles in this location.

Auctioneers DNG McKenna Healy are the appointed agents for the sale of this development and their managing director Margaret Healy spoke to Building Ireland about what this project has to offer buyers.

Of the 374 homes that make up the development, there are just 38 yet to be built. Comprising of three and four-bedroom houses which are competitively priced, it is no surprise that they are selling very quickly.

“There has been huge interest in the development for a number of reasons, but with houses starting at €280,000, they are a realistic buy for first time buyers especially,” said Margaret.

“We have had a lot of young families move into the area and Balbriggan itself is a huge selling point, given not only its location, but the amenities available as well.”

Located in the less developed southern side of Balbriggan, the area is elevated and offers spectacular views over the Mourne Mountains, Ardgillian Park and Skerries.

The houses are brick and pebble-dashed providing a low maintenance home and area, therefore, ensuring that the area will always look presentable.

“These homes have been extremely popular with prospective buyers due to the large amount of space on offer which extends to 112m2 (1325 sq. feet).

These are spacious modern homes for a dynamic family with a thoughtful spacious design. The large kitchen, dining and sunroom are open plan to allow a fluid flowing area.”

The generous living room incorporates a bay window which floods the area with natural light. Outside, the cobble locked front allows for two car parking spaces along with two flowerbeds. Furthermore, all of these houses boast sun-filled back gardens, ideal for anyone who enjoys relaxing in the tranquillity of your garden.

The idea is to offer the realistic price of €280,000 and give buyers that little bit extra. This attitude is reflected in the finishes of these homes – tiling in all these homes, along with quality Irish made kitchens and built-in wardrobes from Nolan Kitchens.

Balbriggan boasts a huge range of amenities ranging from a magnificent 18-hole parkland golf course, fine sandy beaches, countryside walks, restaurants, pubs, clubs, cinema, shops, excellent schools and a wide array of local clubs including Tennis, Sea Angling, Rugby, Soccer, GAA, Gym, Cricket, Drama  and various community groups.

Castleland Park alone offers two primary schools and a secondary school. Furthermore, a new commercial area including a crèche, retail units and surgery is due for completion soon.

Also located nearby is the wonderful public park of Ardgillan Castle and playground, a superb amenity which is open all year round. Whether it is horse riding or photography there is something for everyone in Balbriggan.

Along with its fishing heritage, Balbriggan has an impressive industrial past and it has not one but two castles, Ardgillen and Bremore Castle, both of which are operated by Fingal County Council. The latter has recently been refurbished to an impressive level and will be used as a conference centre.

Now bypassed by the M1, Balbriggan sits on the economic corridor between Dublin and Belfast. It is also within Irish Rail’s Short Hop zone – making commuting by train more affordable.

As stated, the homes have been built by J Wade Developments and Margaret revealed that the local developer was keen to leave his own stamp on the development.

“This is our first time working with J Wade Developments who are a local construction firm putting something back into the community.

“It is the company’s aim to build home for families to move into the area opposed to have investors buying them and you have to credit them for that.”

J Wade Developments have been responsible for for many prestigious developments in the North County Dublin areas of Skerries, Balrothery and Balbriggan over the past 40 years.

Well established with a proven track record for building quality homes, the company prides itself on its spacious, exceptionally designed homes which includes Castleland Park.

In keeping with this impeccable standard, the development was launched, offering several different house types and apartments for the discerning buyer that insists on the highest standards.

“Some of the features that the houses include are that they are maintenance-free on the exterior with part brick front. They have an ER A2-Rated Energy-efficient home with high standard of insulation. There are triple glazed windows as well as electricity producing/energy-saving photovoltaic panels on roof.

“There is an air to water heating system and there is a ten-year Global Home Warranty guarantee on them. The houses provide spacious modern homes for a dynamic family with a thoughtful spacious design.”

Margaret admits that they are delighted to be involved in the sale of such a coveted development as the Skerries based auctioneers go from to strength.

“To be involved in such a development is a pleasure and knowing that J Wade Developments are the contractors is a major selling point on its own, given the work that they have done in the area over the years.

“We are eight years in business now. Myself and Grainne McKenna set up the business having worked for DNG in the past and then we decided to go out on our own. This is a busy time for us as there is a massive surge in development work and contractors cannot keep up with the demands for new-build homes.”

The Castleland Park Development saw J Wade Developments nominated for a prestigious award at the Irish Construction Excellence awards held in the Mansion House on March 29th.

The Irish Construction Excellence Awards (ICE Awards) are the original and premier recognition of performance excellence for the contracting sector in Ireland. The ICE Awards provide an opportunity for the industry to showcase and reward best practice across the full range of construction disciplines and project categories.
