While Thomas has worked in the construction sector for the past 25 years, his involvement goes back much further. “I was mentored by my father Joe Kieran, who is a carpenter site manager with Archtree Developments in Dublin, from birth,” he explains.

“He had me on sites from an early age and instilled a passion for the trade in me. I set up the company in October 2011 and he was involved with me up until about two years ago.”

Thomas received a Diploma in Construction Studies from DkIT in 2004 before furthering his education in DIT, Bolton Street which he graduated from with an Honours Degree in Construction Economics & Management in 2007. He worked as a site manager for one of the leading construction firms of the Celtic Tiger era, McCabe Builders, for six years, during which he was involved in high-profile developments for pop stars Ronan Keating and Nicky Byrne. When the recession hit, he worked as an engineer for Gibson Brothers on civil road construction before going out on his own and overseeing the retrofit insulation of the housing stock for Louth, Meath, Offaly, Sligo, Roscommon, Donegal, Dublin and Wicklow County Councils.

Since 2017, general contracting, and one-off house builds in particular, has been Thomas’ main focus. “I have two or three direct employees and use the same tried and trusted sub-contractors to build about four new houses a year. The one-off houses we build are usually large-scale and in the region of 3,000 sq. ft. Our catchment area is Louth, Meath and Monaghan, but we’re also branching into North Dublin.

“I coordinate and project manage the entire build. I could be at the drawing table with the structural design engineer or architect one minute and driving the digger the next. You need to be on-site and hands-on to make sure everything is done correctly and to ensure only the best products are used in every build.”

Kieran Projects has a broad portfolio of completed house projects, the most recent of which are in Drumconrath, Co. Meath (x2) and Magheracloone, Co. Monaghan.

“We’ve recently completed a turnkey 2,900 sq. ft. A2-rated house in Magheracloone with geothermal heat recovery, underfloor heating and a built-in hoover system,” Thomas says.

“We’ve also built a 2,000 sq. ft. A2-rated storey-and-a-half style house in Drumconrath on which we collaborated with Paul McMahon Architects. More recently, we’ve built a modern dormer in Drumconrath which was designed by Craft Studio in Monaghan. It comprises AluClad glazing, cedar wood panelling and a zinc roof – a true time grand design.

“We’ve also recently built a two-storey 3,800 sq. ft. A2-rated house with outbuilding, geothermal heat recovery, underfloor heating, triple glazed windows and a Beam hoover system.”

Kieran Projects is currently constructing five residential townhouses on Main Street, Ardee, Co. Louth. These 1,350 sq. ft. units are A3-rated and feature air-to-water heating systems.
