Having completed over 350 projects, they pride themselves on developing excellence in all aspects of building construction.

ML Quinn Construction is constantly evolving to best meet their clients’ needs. As a result, they have developed long-lasting relationships over the years. They are committed to delivering projects that are on time, within budget and achieve a consistently high quality standard.

Their achievements in earning nominations for the 2019 and 2020 ICE Awards are testament to their level of commitment to their Quality Management Program making them your Irish construction company of choice.

12 months ago, a housing project they completed for Fingal County Council at Ballyboughal was shortlisted in the Residential category. Fast forward a year and ML Quinn are in the running once again in the same category for 14 No. Social Houses at Gort Lár Dromcarra Avenue, Tallaght, on behalf of South Dublin County Council.

Founded in 1993 the Irish Construction Excellence Awards (ICE Awards) are the original and premier recognition of performance excellence for the contracting sector in Ireland.

Entry to the Awards is open to: Building Contractors, Civil Engineering Contractors, Specialist M&E Contractors, Specialist Contractors, Construction Product Suppliers and Third Level Colleges offering certain construction related courses.

The Residential category is open to Home Builders or Building Contractors working in partnership with local authorities, housing agencies, developers or charities who demonstrate best practice in the construction of a private or social, single or multi-unit residential project completed within the past 24 months. The project can be new build or a substantial extension to an existing build.

So what impressed the judging panel about ML Quinn Construction’s Gort Lár Dromcarra Avenue project? “I feel we had a positive, community perceptive approach throughout this building project,” Rosaleen Quinn, who runs the company along with her husband Laurence and sons, Caolan and Fearghas, explained.

“We maintained a collaborative team approach to the entire project while adhering to budget, programme, safety and technology to deliver a housing scheme that blends into and enhances its surroundings and has a positive psychological impact on its tenants. We ensured every effort was made to achieve the required quality, sustainability, regulatory and legal requirements of the client.”

The project and scope of works included: B5 – 1 No. 3 Bed Detached, B5A – 1 No. 3 Bed semi-detached, C5 – 1 No. 3 Bed semi-detached , K4 – 7 No. 3 Bed semi-detached, K5 – 3 No. 3 Bed semi-detached and  K5A – 1 No. 3 Bed semi-detached.

Ancillary works and site development works comprised of a new road, driveways and footpaths, a new landscaped green-space area, a new boundary walling, fencing and associated garden landscaping at each dwelling. All services, including foul and storm water, gas, ESB, virgin media and eircom, both public and private site areas. A repair of existing stone wall and new boundary stone wall was also successfully completed.

BIM Modelling provided information on data, specifications, aesthetics, thermal and acoustic properties. This collection of data ensured quality control and improved onsite documentation.

Another key aspect to the success of the project was effective communication between all members of the project team through email and regular photographic progress updates to all members of the design team.

Meanwhile, digital safety talks and courses informed the company’s workers of potential site hazards and ensured all workers adhered to the safety guidelines.

The key challenge on this project was that the site was in two parts. The ML Quinn team oversaw lengthy ongoing discussion between all the stakeholders throughout every stage of this development. For example, residents were informed of all works and every effort was made to minimise noise, dust, air pollution and traffic. Deliveries were made when children were at school to ensure the health & safety of the public and all employees.

Security was also a major problem and discussion and co-operation with the local resident’s association helped reduce this problem.

The client’s brief was to deliver a high specification social housing scheme, built to comply with all the necessary building regulations. ML Quinn Construction delivered a project that met all of the legal, aesthetic and functional requirements of the client. The houses are built to a very high specification, beautifully landscaped and provide respectful, dignified affordable accommodation for residents.

The green landscaped area provides a place of play and recreation for children and young people and an area for adults to meet socially, to walk, exercise and maintain a healthy lifestyle. The projects blends beautifully into the landscape and environment of its surroundings.

The client and the design team were very happy with the project. Both agreed that it was built according to the drawings and specification and within programme. It achieved all the required quality and sustainability standards and complied with all the necessary Building Control regulations.

South Dublin County Council was added to ML Quinn Construction’s long list of satisfied customers.
